Steps north of Historic Downtown McKinney awaits an experience as exquisite as Kentucky bourbon, with southern hospitality and the warmth of years gone-by. The Anthropologie vibe, clad with original shiplap, hardwoods and handblown windows, is reminiscent of derby days, bourbon trails & front-porch sitting. Our event-worthy backyard welcomes you to sit & sip at the open and close of each day, while our versatile kitchen/coffee bar/beverage station invites home-cooked meals & dinnertime laughter.

Cozy Country Cottage

Come stay in our ​cozy cottage located down a country lane. Part of the Ponder farm dating back to 1906, we have a little house that offers a peaceful environment overlooking the family farm with a picturesque old barn, surrounded by tree lined fields. Enjoy the updated home with fully furnished kitchen, queen bed, and open front and back porches for relaxing in the quiet countryside. We are located just south of Sherman off Hwy 11, close to Austin College, with easy access to Highway 75.

The dome is nestled on a hill among oak trees making it a secluded oasis for couples to getaway! Private Guesthouse On Country Land

One-bedroom guesthouse with a private entrance, full kitchen, pantry, bathroom, and laundry room. The bedroom features a king-size Tempur-Pedic mattress, desk, TV, and spacious closet. A pack ’n play and twin mattress are available for added flexibility. Enjoy our shared breezeway porch with an outdoor fireplace and peaceful views into our wooded 12-acre backyard. Perfect for wedding weekends, lake trips, or a quiet countryside escape. Also well-suited for comfortable long-term stays.

The Vineyard Loft

The Vineyard Loft offers all the comforts of home. The studio style apartment has a kitchenet, open living area, and separate entrance. Take a walk in the country, pick some blackberries, enjoy wine tasting at a local vineyard, or shopping and restaurants in Celina located just minutes away (see Guide Book). The Vineyard Loft is one of two Airbnb Venues located on the 3-acre Blackberry Patch property. Check out our other venue (Blackberry Cottage). Book both venues for a larger group.

The Countryside Suite

This country suite is located on a beautiful property right outside city limits. Comfortable queen bed, sofa, desk, tv, mini fridge, freezer, microwave, coffee maker, etc. Everything you need for your stay! The room is attached to a shop about 1 acre from our main house. Shop area isn’t used much, but if needed during your stay, you will be notified prior to use. Van Alstyne is a quaint small town with vintage shops and restaurants. Come enjoy our little slice of heaven!

Welcome to "The Little Ass Apartment" which sits on 28 acres with 3 mini donkey hosts. This apartment has everything you will need to relax indoor or out. There is a full kitchen, living room, bathroom, washer/dryer, and spacious bedroom. Outside has a large fenced in yard, fire pit with seating, and a wrap around porch with views of the sunrise and sunset! Enjoy the backyard entertainment area with washers and corn hole!
