The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

Tiny glamping cabin with mineral spring hot tub

This off grid, alternative powered site is located towards the front of a large twelve acre estate, alongside a flowing brook. Elevated over a natural spring that flows year round, the Japanese inspired aesthetics of this private, tiny cabin sits perched atop a deck among the wooded trees overlooking the waterway the mineral spring feeds, but not before filling the in-ground, cedar lined, two person, bubbling hot tub heated with a wood burning stove. One of two glamping sites on the 12 acres.

The Lily Pad

The Lily Pad is a comfy one room king bed cottage with a porch overlooking the pond. A private full bath is 30 steps away (attached to our home for plumbing purposes, but you have a private entry). The paved path is well lit. The cottage is insulated, heated,air conditioned, has electricity,Wi-Fi, and a smart tv to be used w/ your own accounts. Fishing pole provided. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want to interact or need anything.

Located on 5 acres of private forest, down a long driveway, with a private wrap around deck, outdoor dining + firepit + indoor fireplace. Enjoy a private getaway in Livingston Manor! Our light-filled Catskills house is designed with local character for entertaining, with an open plan and fully-stocked kitchen. The rocky creek behind the huge yard is great for wading. In winter a woodstove keeps you cozy while you look through oversize picture windows at the snow. In summer you'll spend evenings on a large deck with grill and dining area, and gather around the Solo Stove fire pit before you fall asleep to the sound of the stream.
