Simple but cozy cottage on an acre property next to the main house. Moderate sized bedroom and living room. Small kitchen and bathroom. The kitchen is fully equipped for cooking. Air conditioning is a portable unit and only in the bedroom. Games, books, and puzzles provided. There is no cable but a smart TV is included with access to Netflix etc. if you have an account. Outdoor area includes charcoal grill and seating . Large back yard with yard games, basketball hoop and fire pit.

Grocery stores (.5 mile), beach (1.5 miles), Great Pond walking path (.5 mile), downtown Falmouth (1.5 miles) and Island Queen ferry to Martha's Vineyard (1.4 miles). Please note: - Home is professionally cleaned between guests and treated by Terminix, though the occasional bug can still appear. - A car is recommended on Cape Cod.

The unit is found in a neighborhood called 'Ship Captains Row" which is located in walking distance from both Main St, Hyannis as well as Hyannis Harbor. We also have on site parking for at least 2 cars.

Our Cozy waterfront cottage is located 120ft from great bay. Our closest beach is 2.5 miles and we are 4 miles from the center of town. Equipped with gas heat and Central A/C. We also have a gas fired fireplace to keep you cozy. Outside shower for days at the beach. We have one single kayak, two double Kayaks, a rowboat and a canoe for a scenic view of Great Bay. Quiet spot.
