Charming backyard cottage set in the historic Sanger-Heights neighborhood just 7 minutes from Magnolia by car and blocks from Downtown. Once a detached garage, this 400 square foot space is now a cozy, modern living space and is on the property of the main German Schmear (fixer upper) house, which is also a vacation rental. Cozy duplex A

The house is right off I35 and in an older Neighborhood but a quiet one. This is a duplex so it shares the parking garage that fits 2 cars or trucks. Baylor and Magnolia are 5min from the house, 10min to the Extraco Event center. 17min to BSR. 5min or less to restaurants (including magnolia table) and grocery store. note- the house floor is uneven due to foundation problems, but otherwise in working condition.
