Jellybean- cutest mini houseboat retreat ever!

'Jellybean' is a lovingly restored 1974 TINY houseboat nestled on the mudflats of an RSPB bird reserve on the West Sussex coast. She is one of the smallest narrowboats in the world- 15ft long and 5ft10” high (PLEASE NOTE THE SIZE ). She has all you need to switch off and relax!. The beach is only a 2 minute walk away, and Shoreham by Sea, Worthing and Brighton are all easily accessible. Jellybean is a safe space for solo guests or couples to escape. South Downs Way Loft ( Tinpots)

The Loft We’re situated a stones throw from the South Downs Way, approximately half way between Winchester & Eastbourne. Ideal for those who are walking/cycling the SDW. The loft is a bright & comfortable studio. Ideally for 2 adults, but a 3rd adult/child can be catered for, a Z bed is available on request. There is a king bed, kitchenette, shower room, 2 comfy chairs & tv. Patio doors to a deck, BBQ, with stunning views onto the surrounding fields. Here you can see the free range pigs.

The Quirky Houseboat Dodge

A unique opportunity to stay in a floating piece of artwork. The carapace is an upturned lifeboat hull mounted on a Dodge fire engine. Moored on estuarine mudflats on the River Adur. Sit outside and enjoy the RSPBs' smallest reserve. Cross the towpath to the park and playground, 2 minutes walk to beach, 10 minutes to town centre. The Dodge is loved by adults and children and featured in CBBC’s All Over The Place. It is comfy and cosy, sleeps 5 (two doubles and optional single bed).

Come and stay at our garden lodge, fully self contained, arranged over 2 rooms, with separate shower room. Sleeps up to 4, twin beds in bedroom, additional sleeping in lounge on sofa bed and chair bed. Kitchenette area with microwave, kettle, toaster and fridge/freezer. TV and free Wi-Fi. Situated at the end of our garden, the lodge has a decking area. Access is next to our house. On a quiet road with free parking. Buses to Brighton run frequently from the end of the road.

The property is a loft conversion on the first floor of our bungalow. It offers spacious open plan living area and is perfect for couples. Please give us the heads up to know if you need the sofa bed (there is a charge of 25.00 to cover our extra laundry costs). We welcome all couples of every gender type and combination. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
