Set in the heart of the Broads National Park, two minute walk from Womack Water and river and five minutes to Ludham village pub and shop. Scenic river and marsh walks, nature trails, beaches, riverside pubs, boat hire all close by. Seal pups at Horsey a special off- season attraction December to February.

The characterful, timber barn dates from 1880 and has been sympathetically renovated to provide a spacious, stylish and comfortable studio room with en suite shower, wood burning stove and garden. Within easy waking distance of Holkham Village, beach and NNR and the picturesque town of Wells-next-the-Sea. THE BARN ANNEXE: COUNTRYSIDE YET CLOSE TO BEACHES.

The Annexe is situated just off the road down a country track in an Area of Outstanding Natural Beauty and is a newly renovated space within our barn conversion. It is located in a rural part of North Norfolk and although surrounded by countryside, it is also only a short distance to many beautiful beaches, making it the perfect escape. The village centre has a bus stop and a welcoming pub, both are within walking distance (a tranquil 15-20 minute walk). There are also train links nearby too.

The Lookout-Suffolk

The Lookout with unspoilt views across fields with large panoramic windows where the wildlife comes to you. All the year round comfort with an air source underfloor heating system through the colder months and the Lookout is a fantastic heat trap in warmer months inside and out. Quiet secluded location set in the small rural village of Lound on the Suffolk Norfolk border. Why not watch the sunset from the brand new electric hot tub, with the lights and jets it truly is a magical experience.

Old Post Office Stable

Old Post Office Stable sits in the heart of a conservation area on the Norfolk/Suffolk border. Thorpe Abbotts is home to the 100th Bomber Group Museum. They say that the squaddies mailed their love letters back home at the Old Post Office ! 40 mins to the coast, Lowestoft, Gt Yarmouth, Southwold,, with shopping in Norwich, Ipswich and Bury St Edmunds. 10 mins drive from Diss train station with a direct line to London. The Norfolk Broads only 15 mins in the lovely market town of Beccles.

It offers 4 large bedrooms, a beautiful double vaulted kitchen/dining room, a spacious living room with a cosy wood burner, a snug, 3 bathrooms and a W/C. The floors are natural limestone with underfloor heating throughout. Oak Barn has two outdoor seating areas, a sunny court yard and a fully enclosed lawned garden.

The Barn is a rural retreat in the beautiful, picturesque village of Wortwell, looking out onto the Waveney valley. There are lots of walks on your doorstep with an abundance of wildlife. Whether you want to relax by the woodburner whilst soaking up the views, take long walks whilst enjoying the wildlife, cycle,canoe or fish, Wortwell is the perfect location being on the South Norfolk/Suffolk border. We provide fresh ground coffee from Strangers coffee house.

North Norfolk holiday cottage on the coast in Cley

A converted old stable block, attached as a self-contained annexe to a large family house. The Stables has one bedroom (one King sized double bed) and a bathroom (with freestanding bath and separate shower) on the ground floor, a living room/ kitchen area upstairs, and a private walled garden. In the centre of Cley-next-the-Sea, it is within walking distance of the beach and other coastal villages of Blakeney, Wiveton and Salthouse.

Our eco-friendly, architect-designed barn conversion sits in an acre of land on the edge of a forest looking out over open fields. The barn sits in its own spinney which is for guests' private use. There are a variety of paths for lovely walks with plenty of wildlife. Accessible by a 3/4 mile unmade track, it is a quiet and peaceful place to stay, with a flat, dramatic landscape and fantastic sunsets. Finished to a high standard.
