Bay Tree Cottage is a delightful, cosy & private retreat, centrally located with easy access by road or train (M1, M6, A14). You have the entire cottage to yourself with private off road parking for 3 cars with EV charger & private front & rear gardens. Fully equipped kitchen with dining area & Utility room. Living room with 60" TV, Sky, DVD & log burner. Bathroom with shower. 1st floor: Main bedroom - King size bed & 50"TV, Second bedroom with Double Bed & Wardrobe, Bathroom with Roll top bath.

Kick back and relax in our modern, stylish home. Set in a peaceful village location with stunning views of the countryside from the property. Our house is great for walkers, cyclists and for those visiting the beautiful surrounding villages and places of interest. There are also various public houses, all within walking distance or a short drive away. We are very close to Kelmarsh Hall, Brampton Valley Way, Pitsford Reservoir and the lovely town of Market Harborough. Good links to A14, M1, M6.

Hidden away behind electric gates on a private estate, the Birds Nest is high up with uninterrupted views of the countryside. Perfect for outdoor pursuits, relaxation, work or romance. There is plenty to do; country walks, golf, fishing, holistic therapies, shopping and 4 stately homes within 10 miles Unfortunately we are unable to accommodate babies or children due to potential falls from height

Fruit Barn - boutique, luxury, secure parking.

Fruit barn is attached to the main house, but has its own entrance. It was newly built to a high spec in 2025. Beds are from Neptune and bed linen from The White Company. 1 x king bed and 2 x single beds. There can be an extra single added. Bedrooms have black out curtains. There isn’t a cooker but there is a microwave, a Dualit toaster, kettle, Nespresso & small fridge. There is a fabulous pub in the village - The Bell, which serves lunch and dinner. The barn is set within a 3 acre garden

Converted Barn overlooking fields.

Built in 1634, the Barn is on the edge of a village 5m from Market Harborough in Leicestershire. Converted in 2017, it's on our property but separate from it. Light and airy, it's one room/open plan downstairs, with areas for cooking, dining and relaxing. French doors lead out onto a pretty courtyard garden, with stone steps up to a raised area, where you can watch the sunset over the fields. Upstairs there's a well-equipped bedroom and bathroom with far reaching views over the countryside.

Cobbler's Cottage - peace and seclusion

Brixworth has a long tradition of shoemaking. Cobblers Cottage was where shoes would have been made by homeworkers. The property has its own private balcony with far reaching countryside views. Situated in a colourful garden the cottage has its own access. The prize winning cook/owner provides a superb breakfast which is included. Dinner is available on request. Cobblers is located in an historic part of the village, within walking distance of shops and recreation facilities.

The Secret Corner

We have put a lot of care and attention into our unique log cabin, hot tub and private garden. Access is through our separate secure entrance to the bespoke garden. When inside feel free to enjoy a relaxing night under the stars, ideal for a couple or solo travellers. The Secret Corner is the perfect base to explore local areas including Woburn, Wrest Park and a short ride away to Flitwick Train Station with direct access to London St Pancras in less than an hour.

Greylag Cabin at Marston Lodge

Greylag is a luxury heated lakeside cabin, designed and built on our farm. Curl up under a cosy throw on the super comfortable double bed (400 thread count sheets), or choose from seating areas inside, on the deck overlooking the lake, or by the fire pit with its inbuilt barbecue. Browse the internet using our fast broadband. Your own luxury shower room and toilet is a short walk away. As well as Greylag we have another cabin, Mallard (also on Airbnb).
