The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Walking distance to 2 pubs.

You won’t forget your time in this cosy tiny hidden home in the heart of Beccles. Perfect for romantic getaways, catching up with friends and relatives or just relaxing in this private but central retreat. All modern facilities; wet room, underfloor heating, etc. Nestled in a historic market town, (Gateway to The Southern Broads) full of independent shops, cafes and restaurants, outdoor lido and boating. Great public transport links and only 20 minutes drive to the Suffolk coast/Norwich City.

With two bedrooms (sleeping up to four people), the cottage has been designed to a high specification and offers guests great comfort and modern conveniences within an environment steeped in history. Hidden on the private Ellingham Estate in the Waveney Valley, The Granary is a dog-friendly countryside retreat with fishing on the estate lake, surrounded by woodland and parkland. Spend slow mornings in the garden room, wander through the historic park, then unwind in the hot tub beneath dark, open skies. Perfectly placed between the Norfolk Broads and Suffolk coast, it offers an easy balance of nature, comfort and escape. Also available with our other houses sleeping up to 8 and 14 guests.

Entire Home/House in Beccles.

This cosy well equipped two bedroom home, with spacious through lounge dinner has a 50" internet TV and Wi-Fi, a toilet upstairs and downstairs and is the perfect place to relax with easy access to all the local buses, pubs, eateries and the riverside delights of Beccles Quay. The garden is dog-friendly, and it's unlikely that your furry friend will escape, unless they are exceptionally agile. The road does have parking permits but there are plenty of free parking spaces within close proximity.

Cowslip Mead is nestled on the edge of the picturesque Norfolk Broads and in the heart of the Waveney Valley. Cowslip Mead is a self-contained annex set within a charming Georgian Farmhouse, surrounded by open countryside near to Beccles. Barsham Old Hall Cowshed

The Old Hall Cow Shed is located on an idyllic organic smallholding surrounded by woodland in the beautiful Broads National Park. It is ideal for a family break, for small groups of cyclists or walkers or for a quiet break for a couple. It is fully equipped but does NOT have a TV. There are games, books, music, fresh air and an amazing pub just 15 minutes walk across the marshes. The accommodation has solar PV, solar water heating, a wood burning stove and is insulated with sheep's wool.

Semi-detached one bedroom Cottage with views over the river. Situated 1 minutes walk to the Beccles open air heated public swimming pool and only 3 minutes walk to the vibrant town centre and river. Accommodation is on three levels with a large double bedroom, kitchen diner leading to the shower room and toilet, and lounge area containing a double sofa-bed. A conservatory off the lounge leads to a utility room with downstairs toilet and a south facing patio area. Off-road parking included.

Thyme Cottage

Beautifully positioned just a stone’s throw away from the River Waveney, this charming 2 bedroom cottage is idyllically located in the heart of the thriving market town of Beccles, within minutes’ walk to the many independent boutiques and chain shops, an excellent collection of eateries. With the local Lido and easy access to an array of activities the river has to offer such as canoeing, kayaking, river trips and many more, there really is something for everybody.

Our accommodation is self-contained; a living space with two sets of French doors giving views over fields stretching for miles including a wood burner, washing machine, dishwasher, fridge, oven and hob. A bedroom that sleeps two in a super king bed with French doors overlooking fields. A large bathroom with a large walk-in shower.
