Idyllic riverside house and gardens

Wainford Mill House is a stunning, spacious riverside house, which is part of a large former maltings/watermill building just outside Bungay. The house sleeps 12+2 people. You will have access to riverside gardens, a small boat and a wood-fired pizza oven. There is also a wood-fired sauna cabin on an adjacent plot called the Secret Sauna (book a slot early to avoid disappointment-details on request). We have also recently opened a speciality coffeeshop opposite, open Thurs/Fridays and weekends.

Nestled beside a 99 acre ancient woodland, the lodge is an escape to peaceful rural life where you're surrounded by nature and wildlife. The perfect place to unwind, the lodge envelops you in cosy luxury with eco-friendly products, beautiful linens and tranquillity in abundance. Views from the lodge across the fields where you might see deer, hare, foxes, buzzards, red kites, and beautiful sun sets. Dogs welcome. Cosy Tiny Home in Beccles

You won’t forget your time in this cosy tiny hidden home in the heart of Beccles. Perfect for romantic getaways, catching up with friends and relatives or just relaxing in this private but central retreat. All modern facilities; wet room, underfloor heating, etc. Nestled in a historic market town, (Gateway to The Southern Broads) full of independent shops, cafes and restaurants, outdoor lido and boating. Great public transport links and only 20 minutes drive to the Suffolk coast/Norwich City.

The Gardener's Cottage

A gorgeous bolt hole nestled within the restored outbuildings of Earsham Hall. With two bedrooms (sleeping up to four people), the cottage has been designed to a high specification and offers guests great comfort and modern conveniences within an environment steeped in history. We have private river access for fishing from our garden, scenic walks and cycle rides from the door step, & excellent local pub within 15 min walk. BYO kayak to explore the local river wildlife, or hire our new Hot tub to enjoy the sunset over the valley. Located on Norfolk/Suffolk border, an ideal base to explore the many delights of the region, including beaches, historic villages and numerous attractions

Hayloft at The Stables

A 2 bedroom first floor flat with kitchen, cosy living area, and bathroom, above our home on the ground floor. You share our front door, but access the flat through a door to the stairs immediately on entering the hall. Sleeps 4. Bedrooms are in the eaves, so have restricted head room in places. Excellent broadband. It was the hayloft above an old carriage house. A peaceful setting in pretty village, with a pub, a short drive to Diss. We live on the ground floor. Large garden, good parking.

Kiln Cottage Idyllic relaxation and culinary dream

Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

The Little Barn, Topcroft, Artist’s home

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

Self-contained accommodation overlooking the river Waveney with full kitchen, dining and lounge area (including reclining sofa, smart TV and wifi), upstairs is a double bedroom with en-suite. The stairs are very steep (see photo). Allocated parking. Bistro table and chairs outside your door, plus a bench right by the water. Wildlife in abundance - kingfishers and deer etc Peaceful A dark sky for seeing the stars A village pub (serves food) plus a nearby cafe for breakfast/coffee/lunch

Relax in this modern & calm space. Positioned on a small, quiet cul-de-sac in the village of Thurton. The vibrant city of Norwich is just 20 minutes drive away. The ideal location to explore the Norfolk Broads, surrounding countryside and coast. The property has off street parking and is a 5 minute walk to the local bus stops (Norwich, Beccles & Lowestoft) and local pub. The annexe has private access and offers a double bed, kitchen, smart TV, modern furniture, electric radiators and ensuite.

“The Elms Shepherds Hut”

Our beautiful little shepherds hut is ready for letting. Get away from it all and stay under the stars deep in the Suffolk countryside. Our Shepherds hut is situated in the corner of our field surrounded by hedging and stunning views. If you’re a keen cyclist there’s many different routes in the area as well as many footpaths for avid ramblers. If star gazing is your thing then we can promise you we are not affected by light pollution and if you’re lucky you’ll hear our resident owls too.

Adorable 1 bedroom annex in Flixton

Our annex is complete with spacious double bedroom, shower room, lounge & kitchenette. The Annex is located next to the Norfolk & Suffolk Avaition Museum and The Flixton Buck Inn for great food & locally made drinks. Flixton is a small rural village, 5 minutes to the historic town of Bungay, 20 minutes to the Norfolk Broads, 30 minutes to Southwold. 20 minutes to Norwich, 40 minutes to Bury St Edmunds or Ipswich. Our central location is perfect for holidaying in Norfolk or Suffolk.
