Architect's Upscale Hay Barn Conversion in Rural Sussex

The hosts Michael & Toby and their dog Heidi live in a barn conversion at 50m distance and can help with anything you may require during your stay. Several footpaths are nearby, leading to pubs, gardens, and a hotel with a new spa. Nearby Horsham offers everything to be expected from a pretty English market town. Brighton is 20 minutes by car. Since the property is in rural Sussex, it is best to have a car at one’s disposal. However, short distances to venues such as Leonardslee and South Lodge can easily be reached on foot or by a 5-minute taxi ride.

Restored Pump House on Country Estate

The Pump House is situated on a working estate in West Sussex. Formerly the Pump House to an old manor house, it has just been transformed in to a luxury 2 bedroom holiday cottage with an additional sleeping loft. It's the perfect romantic getaway or family bolthole. Every effort has been made to maintain the original character of the building by using reclaimed and sustainably sourced materials and local craftsmen. Located at the end of a private drive, the Pump House is a home away from home.

The Bothy

Cosy bespoke cabin set on the edge of woodland. Nicely secluded without being completely off the beaten track. The ideal getaway for a romantic break, some country magic - nights by the fire and local woodland walks. Snuggle up with a blanket around the fire pit during the summer months, or relax inside by the wood-burner with a good book. WiFi is also available. However, please note that due to the location through the woods, access isn’t suitable for all age groups. N.B The path is unlit.

Owl Beech Granary (Stag Lodge)

Follow the mile long farm track (access for one car only) and escape to our beautiful tranquil setting, surrounded by fields and forest. If you are a nature lover, this is your paradise! The only guests you will see are our 4-legged friends; deer wander through the garden, horses graze peacefully behind, foxes come for supper at night. The beautiful St Leonards Forest is within walking distance, ideal for dog walkers and cyclists. Whilst nearby sits the bustling market town of Horsham.

Nestled within the High Weald National Landscape, Coldharbour Farmhouse is a 17th C thatched cottage perfect for friends and family to gather, feast and relax. Inside, enjoy cracking fires and vintage finds. Outside, walk straight from the doorstep onto our beautiful estate, Standinghall. You will have the whole house and large garden to yourself with ample parking in the drive. Located 35 miles from central London, 10 minutes from Gatwick. Turners Hill village is a 2 min drive away.

Set in lovely countryside, the Stables Flat is a private one bedroom apartment decorated in a modern style. It is part of a stable yard that is no longer in use. Guests and their dogs are welcome to enjoy the paddocks and small patch of woodland that form part of the property. There are lots of circular country walks including dog friendly pubs and the Bolney wine estate and cafe. Being close to the A23 and A272, gives easy access to Brighton, Hickstead, Gatwick and Nymans gardens.

Beautiful hand-crafted woodland cabin with hot tub

This stunning hand-crafted cabin is the master piece of a highly talented Sussex craftsman. It is constructed using sustainable oak, chestnut and ash from the surrounding woods. It is full of gorgeous bespoke detailing, for example the entrance to the cabin is inspired by a sea cave in Cornwall. It's secret location is like another world, up on a bank above a winding stream in the dappled light of old oak trees. The air is full of bird song and deer run freely all around.

The Potting Shed is a family-run luxury guest house in a newly converted outbuilding (old potting shed!) offering guests a fusion of traditional country life with the comforts of all the mod-cons. Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
