This beautiful, modern and spacious 2 bedroom apartment has high loft-style walls and is situated on a stunning and peaceful prime hillside location overlooking Kotor Bay and the lovely historic village of Prcanj. Bay-view balcony and shared pool.

Large balcony with incredible views over bay. The bedrooms all have fantastic views of the bay as well. The main bedroom has its own door out onto the balcony

Terms and Conditions of Management (called Remote Control) for your stay:

Terms and Conditions
1 Remote Control accepts rental of property for the periods stated below.
2 Remote Control will allow access to the apartment no earlier than 15:00 on the date stated as beginning of the hire period. This is to ensure the property is clear and clean from any prior occupants. Early access may be granted to the apartment dependent on prior check out and upon advance request.
3 Check out time is 11:00 on the date stated as the end of the hire period. At which point you must remove all your belongings.
4 The apartment must not be used as part of or in conjunction with any illegal activity.
5 No alterations or repair work must be made to the apartment or any of its contents without the express permission from a Remote Control representative. If repair work or maintenance needs to be carried out, the client will inform a representative of Remote Control immediately. Remote Control will be responsible for carrying out repairs.
6 None of the appliances or contents of the apartment must be used for any other purpose then that described in the instructions provided. If damage to any of the apartment contents or appliances is caused by not complying with the instructions and not as a result of normal use, the cost of repair or replacement will be subtracted from the deposit held on the apartment. (See Deposit and Payment)
7 None of the contents, appliances or fixtures will be removed from the apartment at any given point during the hire period. If content, appliances or fixtures are removed and returned damaged or never returned then the cost will be recovered from the deposit. Remote Control will report any theft or willful damage of property to relevant authorities. In cases where costs of damage or theft exceed that of the deposit, Remote Control will invoice the client for the full cost of the replacement or repair and the full amount must be paid before leaving Montenegro.
8 Remote Control is not responsible for any injury or death caused by misuse or the undertaking of illegal activities in the apartment during the rental period stated below.
9 Remote Control reserves the right to cancel the rental service if it feels any of the above terms have been broken. Upon Remote Control canceling the rental the client must leave the property immediately taking with them all their personal belongings. In cases such as this Remote Control has the final decision. The full payment for the apartment and all services booked will be kept and no money will be refunded.
10 OFFICE HOURS FOR MEET&GREETS ARE MONDAY-SATURDAY 8:00-19:00. ALL ARRIVALS/DEPARTURES OUTSIDE THIS WILL BE CHARGED 25E IN ADDITION TO THE REGULAR MEET&GREET (except Sunday check ins / out between 8:00-19:00 are covered by the owner and no additional charge will be made). THE CHARGE WILL BE PAYABLE IN CASH UPON CHECK IN TO REMOTE CONTROL REPRESENTATIVE UNLESS SPECIFIED OTHERWISE IN ADVANCE.
11 Upon entering the country we ask that the client sends us a text message confirming arrival. In the event the flight or trip is delayed or cancelled on the day of scheduled arrival we ask that we are informed. (see contact details for agent highlighted below)
12 Remote Control will need the tenant’s full contact information and arrival/departure details. If Remote Control does not achieve contact with the client Remote Control reserves the right to cancel meet and greet service and key handover.

The apartment is situated on a stunning hillside location directly above the picture postcard historic stone village of Prcanj, a really lively though relaxed quality holiday area. The Apartment is 10 minutes drive from UNESCO heritage old town of Kotor, 15 minutes from Tivat airport, 80 minutes from Dubrovnik airport, 90 minutes from Podgorica airport. The gorgeous Bay of Kotor, the old town of Kotor, and the surrounding mountains is a UNESCO natural heritage area. The village of Prcanj has all you need, café’s, restaurants, shops and is a chic mini-resort in its own right with a beautiful hotel (Splendido), marina, stone boat harbours and bathing bay side beaches.
1.There is a separate hot water button (above the cooker) for the kitchen sink water (tank is under the sink) and the shower (beside light switch on wall outside bathroom)
2. Pool Patio: Please be very careful, especially if you have children there, of the drop off from the wall around the pool area.
3.The electricity panel is on the wall beside the entrance door
4.There are no communal bins at the apartment complex. You will need to take your refuge down to the bins around Prcanj or Kotor
5.Above the cooker there is an extractor. You need to pull it gently out to activate it.
6.We have a spare water tank in case of water shortages in area. If this does not activate there is a valve in the pump house (under steps to pool) – if you give this a nudge/poke with the sweeping brush the water should flow.
7.Air-Con: Please use air-con responsively. Please do not leave the air con on (for those renting in the summer months) when you are not in the apartment (especially if they are away for most of the day) as the room cools quickly when you put in on. If it is left on for too long there is a danger it will run motor out and is extremely costly and un-environmental (especially in a country like Montenegro with a limited power capability). Thanks for your understanding.
8. Wifi: The wifi is for normal use; no streaming or large downloads please. It is possible that you may have to re-activate the account. If so, the email address is www.telenor.me/go/Internet. When you go into that it will bring up the Internet number. Choose English language and then choose activate 30 days. Password for Internet is springsteen. Note also that a lot of the cafes and bars in the area have free Wifi (such as café centar beside the post office and the bay in Prcanj village – a very nice place to do your computer work!).There is an internet place (1 euro per hour) just after café Centar on left hand side
9. Car Parking: There is a car park space for my apartment (no5). No-one else is allowed to park there but my guests. Cars should be parked with the front of car facing the pool (i.e., in a straight line) in the open paved area to the left of apartment block.
10. Valuables: Please use the safe provided in the apartment to place your valuables and cash – I would advise this even if you are down at the pool. Neither Remote or I can be held responsible for loss of valuables in the apartment or around the common areas that were not kept locked in the safe.
11. Car Park and Pool Lights: The lights around the car parking area and the pool area come on at 8pm and turn off at midnight. The pool lights (inside the pool) can be turned on by a switch located in by the water pump (besides the steps up to the pool). Please turn these lights off when you are done with the pool in the evening (if no-one else there).
12. Sun Loungers. Please leave the sun loungers in the apartment upon your departure. Please do not leave them down by the pool when you depart.
13. BBQ (barbecue): If you use the BBQ on the balcony (if out of coals there should be some in the supermarkets) please clean it after use, as this is not covered by our cleaning service, and we will then have to pay extra to have it cleaned (which will be taken from the deposit).
14. Water: If you can remember please leave a bottle of water in apartment for the next guests. Hopefully then there will always be some drinking water available upon arrival. If there is any wine left in wine rack (or beers / in date food in fridge) then it is available to the next guest.

Local Food & Restaurants: There are many good supermarkets and food markets to buy wonderful food and also many nice restaurants. The standard in all the restaurants is really good and there are lots of them in Prcanj alone as well as around in Kotor, Muo, and Stoliv. In Kotor I would recommend the Gallion, which is outside the old town on water. Also in old town the Astoria hotel is really good and hotel Monte Cristo. For more casual dining there is Kantun, Giardino pizzeria. To be honest there are very few that we didn't like! In Prcanj Gusti’s is fish restaurant that is very nice and on Saturday nights there is live local music!! - I recommend the crayfish and the stuffed squid, and the big seafood platter for 2 people - it's in Prcanj but well along the road in the direction to Stoliv (about a 5 minute drive or leisurely half hour walk). If you want a special meal in a beautiful setting I would recommend stari Milni. It is about half hour drive passed dobrota towards Perast. It really is a gorgeous place. In Tivat, ‘One’ restaurant is nice and an Italian just at the corner beside new hotel at the marina (sorry can't remember the name). In the apartment you will find a folder with recommendations from other guests and ourselves.

Researcher based in Ireland. I am a long time travel addict. I also love sport, hiking, camping, adventure sport, food, wine, art and history. I first visited Montenegro back in 2006 in a backpack trip through the beautiful Balkans. However, upon reaching Kotor Bay the scenery had ratcheted up to unbelievably gorgeous. After being more than content with my tent for years I resolved to have an apartment here! I managed to convince some of my family and now we all love the region and ‘our’ village of Prcanj. We hope that you will come and see how incredible it is.
