Guests will enjoy the condo exclusively, and have access to the entire space - and the shared amenities of the facility. Owners will not be on the premise. However, we will be available, at all times, via text, email, and phone regarding any questions or needs which may arise. Please do not hesitate to reach out to us, as we are here to help make your Alabama beach retreat most enjoyable!
We expect our guests to treat our home as if it was theirs. PLEASE NOTE: THIS IS A NON-SMOKING HOME. Guests must be 25 years or older.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. A starter set of toilet paper, paper toweling, garbage bag, and soap (each) are included.

Note: Although we would love to be flexible with our checkout time, due to the high demand of traveler visits to the coast, our checkout time is fixed (due to respect of our cleaning representative).
THIS IS A NON-SMOKING UNIT
PETS - Pets are NOT permitted.
The following general items shall be adhered to during your stay:
•No damage is done to unit or its contents, beyond normal wear and tear.
•No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. You may not sub-let the unit to anyone without permission of the owner.
•All debris, rubbish and discards are placed in the trash chute located at the end of each hallway, and soiled dishes are placed in the dishwasher, cleaned and returned to the cabinets.
•No linens are lost or damaged.
•The renter may be evicted by the owner (or representative of owner), the local law enforcement, or the security company employed by Tidewater Condo, for any illegal action or disturbing other guest activities.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to five (5), which shall not exceed 4 adults and 1 child, or 2 adults and 3 children.
MINIMUM STAY – Property requires a two (2) night minimum stay. Longer minimum stays may be required during holiday periods or peak season. One (1) night stays are offered, when availability allows.
NO MOVING OF FURNITURE ALLOWED.
INCLUSIVE FEES – Rates include a one-time linen & towel setup. Amenity fees are included in the rental rate. A starter (one of each) toilet paper, paper toweling, soap, laundry and kitchen soap are included.
NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We require you bring beach towels if you plan to visit the beach. We do not permit towels or linens to be taken from the units.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
AGE REQUIREMENT – Renter must be (at least) 25 years or older, responsible for all vacationers in the unit.
PARKING AND PASSES – Parking passes will be emailed prior to arrival. Renters must display parking pass on your dashboard at all times. Failure to display may result in towing of vehicle at renter's expense. The parking area is gated and gate codes will be sent to you with other necessary codes, in the check-in document.
HOT TUB and SWIMMING POOLS - Rules are clearly posted at both the indoor pool/hot tub and the outdoor pool. No glass is allowed. There are no lifeguards in either area and there are age limits without parent supervision.
All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By booking and accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
It is our intent to keep Tidewater 306 to be the finest property on the Gulf Coast.
Approximately 2 weeks prior to arrival, an email will be sent and include codes, parking pass, and additional information and links, such as local area information.
HURRICANE and STORM POLICY – Refunds will be given ONLY when:
• A ‘Mandatory Evacuation Order’ has been issued for the Tropical Storm/Hurricane Warning area of residence of the current, registered, vacationing guest (this only applies to any unused portion/not yet used). However, refunds would NOT apply when an official order has not been placed and a guest wants to shorten their stay, such as during warnings.
• Any advance rents collected or deposited for a reservation that is scheduled to arrive during the ‘Mandatory Evacuation Order’ period, but NOT reservations/deposits for stays after the evacuation period has been lifted.
