A suite of two rooms + private bath, at the very top and the very end of this Victorian house overlooking large, well tended, back yards/gardens of the block. Nice for two guests up to a week; best as a bedroom and studio [separate work, or 'living' space extension to main bedroom] for a longer staying guest - with a poetic soul, commonly.

I am glad that Marisa felt fairly safe in the area but I would have expected that the issues, especially easily correctable ones, were addressed to me firstly. It came as no surprise to Marisa that she would be in the large room on the top floor of a four story Victorian that she viewed virtually prior to accepting and arranging a seriously deep discount. While it is clear that people's personal experiences very and the standards of an Eye Institute professional [Marisa's case] of cleanliness tend to be higher than average. yet when we brand something non-functional we are saying that it positively doesn't work or serve the purpose which is incorrect because the undercounter fridge in the kitchenette serving the top floor has been working perfectly well. As a matter of fact, all of them [even the cube in the master suite] do. I also defrosted it one afternoon. 3-5 gallon water bottle might not the best choice for the shared undercounter fridge. Philly tap water is good and a faucet filter [in addition to the whole house one] was installed. Somewhat larger, sit down kitchen on the floor bellow [third] is a shared one. It's a plus for the top floor to have own kitchenette. Marisa's room, on the top floor is above every other near by dwelling so it cannot be viewed in and since the windows are fairly small and high and the orientation is northern with two western openings deeply alcoved - there is no good reason of having curtains there - for privacy at the expense of light. People staying a month [+-] are a long term to those coming for a few days and 'in transit' to some that might stay for a semester, or those who keep extending their month long stays. The person on the other side of Marisa's floor who took the #3 just in front of Marisa is a young Penn adjunct professor staying here this Fall semester [and using very little space in the undercounter fridge]. They both knew about each other's presence/coming in advance. I have 'instant hot water' heater for the house [not individual bathrooms] . It works well to open the faucet a bit in advance while doing other things in the morning to give that hot water time to push/heat on the way to the top floor, or any other, faucet, if hot water seems to disobey. We do our best to lower our footprint, reduce waste and excess: for longer stays we change linen and towels weekly [unless otherwise needed] and there are towels available any time off the hallway location. I put effort in color coding rooms with linen and towels; some products guests use, especially in hair 'department' [highlight enhancers] affect the colors leaving stains some of which I might rate passable for a little while. Anything [almost] can be arranged. There is additionally [but regularly] in the kitchenette a coffee maker, toaster oven as well as a bread toaster, blander and two sizes of single espresso makers in the lower cabinet. Anything else needed is either in the third floor kitchenette [which also has all mentioned] or can be provided. Some cleaning is done by the service, some by temporary help but I check and can correct whatever pointed out. I since replaced the toilet seat here as some screws were rusting, Also the drilling for the additional shelf and paper towel + some other small fixes in the room after the cleaning could have produced the residue on the toilet seat. Had I known the issue I would have replaced the seat immediately [have extra seats both sizes handy]. All the best!

We have to separate truth from assumptions, accusations and exaggerations. Susan, it should be noted, comes from a place of 87 inhabitants to urban West Philadelphia, and her fears seem to take over. SAFETY: A.This big house has a series of interconnected fire and carbon monoxide alarms as required by Philadelphia’s Licenses & Inspections. B. a well-protected 30 amp extension cord for a window AC running from a designated outlet passes visibly under a small’ mat in front of the master bath door from the sitting room side during AC months. NOT ‘unprotected wires’. It’S safe. C. There has never been successful brake-in into this house from outside nor internally. D. I’ve lived here from 1991. We don’t have locks on individual rooms by decision. There is one key – to the house. Trust in basic goodness is a requirement in spite of a rare ‘Susan’. A few little hooks are for function: a hook inside the second floor masterbath prevents me* from habitually entering. There is a lot of small vestiges of personal, newer history to the house like marks of dog’s door opening attempts on low portion of the bedroom door frame – inside. E. Of course there are ‘other people’. There were [still are] two other AirB&B guests staying longer term [month or so]. I even had a late arriving guest that evening staying for a semester [Penn professor] a text to whom went so tragically to Susan. E. Mistrusting and criminalizing me. I stand behind everything I told Susan in email correspondence [parking situation, availability etc]. I told Susan, when she asked, that the house was built between 1906 and 1910. It took a while to build hand crafted places like this. Who would think that meant to her I didn’t know when my house was built? Susan originally asked about a room with two twin beds and a shared bath that was confirmed by someone else for a longer stay before she was even ready to book. That option was no more available. I offered them [regrettably] a smaller of two suites [two rooms + private baths] on the top floor {at the same rate!} then for accessibility [two older ladies] upgraded them to a master suite [600+ sf, still same rate] Alas, not good for Susan. Why Susan decided to leave the house key outside, displayed on the top of a flower pot – escapes me. PRIVACY. I have screens on my windows. PARKING. My reply to Susan’s parking inquiry email: “Susan, parking is on the street but it's not difficult. My block has no limits and then every other [or sometimes one side of the street] is no limit.’ All is free overnight + 2 hours in the morning. I personally moved my vehicle from literally around the corner so Susan could park on that spot. I reparked a block south, offer them to move behind me and stay till 10 am in the morning. She refused. Cat’s have been living outside… No mold…
